*You’ll be on the 2nd Floor of a 2 story private house. *The Bedroom is for 1 person. Approximately 80 square feet. *The Bedroom has a Twin XL memory foam bed and a Roku TV. The TV is actually mounted on the wall. *I’ll provide clean bedding, clean pillow cases, clean towel set & a clean bath robe. *You can also use the shared Living Room that is right next to the bedroom. Approximately 200 square feet. It has a small dining table and a TV. *To use the TVs, you need to sign in to Roku's guest mode. Just follow the instructions on the TV. *It is an old house without soundproofing, with creaky floors & loud doors. *Summers are hot. The bedroom has a remote control air circulating fan. There is a portable air conditioner in the living room. *Late fall and winter gets cold. When I turn up the heat the bedroom gets hotter than the rest of the unit. Everyone likes different temperatures so please let me know if it gets too cold so I can turn up the heat. I can provide an extra blanket if needed & requested. *Shared kitchen. Shared bathroom (for 1 person at a time). *In the kitchen there's a refrigerator (to open pull the center front of the door), a small microwave, a hot plate with 3 little pots, and there's a small air fryer. There's drinking water on top of the fridge and inside of the fridge. I also try to provide generic brand soda cans in the fridge and some frozen, microwavable food in the freezer. Also instant coffee, instant decaf coffee, powdered creamer, sugar packets, salt, pepper, instant oatmeal packets, extra snacks and microwavable Mac n cheese. The Plates, bowls & cups are in the upper kitchen cabinets. The forks, spoons, butter knife & can opener are in the drawer on the right side of the kitchen sink. Please do not cut directly on the countertop, use the cutting board. *In the bathroom you'll find shower gel, shampoo, conditioner, shaving cream or shaving gel & toilet paper. In the upper cabinet you'll find toothpaste. Extra toilet paper, flushable wipes & feminine pads in the lower cabinet. *Based on a thoughtful suggestion from a previous guest, I'd like to offer a tip: If you're sensitive to light and/or sound, you might want to consider bringing along an eye mask and/or earplugs to help muffle the sounds of other people or if the outside noise happens to be a bit loud. These items can help ensure a more restful experience. *You may see my young adult kids working in our daughter's little art room right next to the living room. This little art room is not a shared space. As shown in the layout photo, just walk through to get to the living room. Please do not touch anything. Please do not use her space/stuff. *No cleaning fee unless you leave the place exceptionally dirty and/or damage anything. *Please make sure you read the captions on the pictures. *For the security of my family and our belongings and yours, Ring cameras are actively recording on the front exterior, back exterior of the property, the hallways and the art room.

*If any rules are broken I will either give you 1 warning or I will contact airbnb & you will have to immediately leave the property. *Please do NOT spit in the kitchen sink nor the in shower. That's disgusting and not hygienic. *Please respect that this is a private house where other guests, myself, my family and friends will be around at any time. Please do NOT walk around naked, nor in underwear. Please have your clothes on at ALL times or use the bathrobe provided during your stay. *Please be respectful of the other bedrooms and of the other non-shared spaces, do not enter/do not touch. *During the summer time, if you need to open the door a little to feel the living room AC or if you need sit in the living room for a bit for the portable AC please let me know so I can ask if it's ok with the guest in there. *You have to pass through my daughter's art/work room in order to get to the portable AC in the living room. Do not sit on her chair, do not use her desk, do not use or touch her stuff, just walk through. *If your hair sheds, please be considerate of other guests and clean up after yourself. Please don’t leave you shedding hair in the bathtub. *If you wet the floor please be considerate, dry it with the spin mop that's in the kitchen. *Please do not put your wet towel on the furniture. Hang your wet towels on the door hooks. *Please put your recyclables & trash in the appropriate bin (in the kitchen). At the very least use the little trash bin provided in the room. Please do not put liquid or ice in the trash (empty the liquid and ice into the sink). *No unregistered guests allowed. If I notice an unregistered guest sleeping over, I will charge you an additional $100 per night fee. *Do not smoke, vape, etc anywhere inside of the house. *No illegal substances allowed on the premises. *No weapons allowed on the premises. *Please make sure the main entrance doors are closed when you leave. *Please do not keep any open food in the room. *Please take care of the furnishings. You'll have to pay for damages you cause. *Please don’t rearrange the furniture. *If you shower with hot or warm water, when you finish, please leave the bathroom door open so that the humidity doesn't cause mold. *Please open the shower curtains when you’re done so that they dry can properly dry. Don’t leave them scrunched closed to one side. *If you bring a regular bike or a regular scooter, please do not leave it outside without a proper lock because a passerby might think it's free to take. You can bring it inside to the hallway. *Please no e-bike, no e-scooter as their batteries have started too many fires in NYC. *No unsupervised minors. *Do not leave your stuff here after 11 am check-out day. *If you do leave it and something happens to it, I will not be liable most likely airbnb won’t be either.
