Boarder Agreement – House Rules and Guidelines Welcome! We’re excited to have you join our home and hope you have a lovely journey with us. This agreement outlines the house rules and guidelines to help ensure a positive experience for everyone. If you have any suggestions or additional points you’d like to discuss, please feel free to let us know. This is also subject to change depending on everyones needs. 1. Cleanliness and Room Maintenance Room Care:Please ensure the room & bedding is washed and clean regularly. Please do not stuff the washing machine with big blankets and sheets. There is a laundry near by you can you for these items. Move-Out Condition: The room should be left in the same condition as when the boarder moved in, with no damage or excessive wear. 2. Shared Areas and Space Etiquette Laundry and Washing Facilities: The boarder is welcome to use the washing machine and laundry facilities as needed. Late-night washing is permitted up to 11 p.m, but please notify others if using the facilities later. The washing line is available, and lighting is provided for night time use. Common Area Usage: Both lounge areas and any outdoor spaces are open for the boarder’s use. Please put anything back that you use in its original place. Kitchen, Classroom (weekends) Be mindful of noise, as neighbours are close by, especially when using outdoor spaces. Cleanliness in Shared Spaces: The boarder should clean up after themselves in all shared areas. Any mess made by another person should be cleaned up by that person. If people are busy any help in tidying up would be appreciated, though it’s not required. Note: If you wash your dishes and leave it in the drying area please return to put it away or help put away dishes as others are doing to help reduce clutter on the bench. Be fair and share the load. Kitchen Storage: Space will be provided in the pantry or a designated cupboard, as well as a portion of the fridge and freezer, for the boarder’s personal food and supplies if needed. Microwave oven and cook top are available for use however just be mindful others might be using it at peak times. Please use the plastic cover when warming up your food as any food splatter can be caught by the dish and reduce time for cleaning of the microwave! 3. Out of Bounds Areas Restricted Access: All other bedrooms, in the house. Classroom when kids are in care Boarder’s Private Room: The boarder’s bedroom is also a private space and out of bounds for the owner. However, if the owner needs access for repairs or maintenance, they will provide the boarder with prior notice. 4. Childcare Service (2025 during the term open: Tues/Wed/Thurs- School holidays open M-F) *Note sometimes after hours care is provided or weekends but is rare. School holidays sometimes open Mon-Fr 730:530 on some days) Childcare Business: The owner operates a small childcare service within the household. The boarder should be aware that children may be present in the home during specific hours. Safety Measures: As part of the childcare service, baby gates will be installed while children are in care to separate the parts of the house that are out of bounds for the children. The boarder is asked to respect these boundaries to ensure the safety of all children in care. Noise Consideration: Childcare activities may involve a moderate level of noise during business hours. The owner will aim to manage noise levels, but the boarder should understand that some activity may be heard. Privacy and Safety: The boarder’s room remains a private space and is off-limits to children. The boarder is also asked to be mindful of children’s safety by not leaving items or materials in shared areas that could be hazardous. Yearly Room Checks: Each year, the owners agency will conduct a physical inspection of all areas in the house as part of safety compliance. The owner will notify the boarder in advance of when this inspection will take place while they are. The boarder is required to have their room in good order for a brief, quiet visual inspection. 5. Security and Key Access Key Provision: A set of keys will be given for the boarders room & front door. Gate Access: A remote for the front gate will be available at the front door for the boarder to use. The boarder is responsible for closing the gate at night and may open it in the early mornings as needed. During weekdays, a household member will be available to assist with access if the boarder needs to leave or enter at other times. 6. Guest and Social Conduct No Parties : Parties No Overnight Guests: Overnight 7. Damage and Bond Deduction Damage Responsibility: Any damage to the property or furnishings, beyond normal wear and tear, will be repaired or replaced at the boarder’s expense. Costs for repairs will be deducted from the bond. If damages exceed the bond amount, additional charges may apply. 8. Emergency and Health Information Emergency Contact: The boarder must provide one emergency contact with a current phone number and email address. Medical Conditions: Please advise of any relevant medical conditions (e.g., mental health conditions such as anxiety) so that the household can offer the appropriate space or support as needed. 9. Conflict Resolution Scheduled Check-ins: Both parties agree to set a specific time each month to discuss any concerns, questions, or issues related to the living arrangement. This provides a regular opportunity for open communication in a respectful environment. Conflict Discussion: During these check-ins, each party will have an equal chance to express their perspective without interruption. Issues will be addressed calmly and respectfully, with the goal of finding solutions that work for both parties. Additional Meetings: If urgent issues arise, either party can request an additional meeting to discuss the matter at a mutually convenient time. 10. Flexible Contract Terms Week-to-Week Arrangement:Rent is to be paid each week either cash or via bank account Mid-Week Departure: If the boarder decides to leave mid-week, no refund will be given for the remainder of that week. Owner’s Right to Terminate: The owner reserves the right to cancel the agreement at any time. The owner will provide reasonable notice to the boarder to find alternative accommodations, and the specific timeframe will be discussed to ensure a fair and respectful transition. Shared Expenses and Responsibilities Included Bills: All bills are included in the weekly rent, covering utilities and services. Supply Contributions: Contributions for shared supplies: There are costs involved for the following items that are used daily by all. Please decide how you will contribute to these costs and let me know. Dish wash liquid, hand soap, toilet paper, cleaning products. Extra food (If you wish to eat food others food that they kindly cook to share, please either offer to provide dinner now and then , or put extra meat , and vegetables in the fridge to contribute or pay extra in your rent to keep things fair: Remember we have students who don’t earn much here!) 11 Aircon /Fan Usage We want you to be as comfortable as possible- however please be mindful of using excess energy. We have solar panels, but would still like to conserve energy where we can. Please make sure everything is turned off when you leave the room for the day. House chores that need to be done daily/often There are chores that need to be shared to keep things fair. Please contribute to these chores to keep our home running smoothly ask if someone has done a particular chore Washing of the hand towels in the shared bathroom ( please put these towels if you see them in the wash with your washing, moving forward and replace them every few days) Cleaning and sweeping of the bathroom and toilet - Because so many people using it please help keep these areas clean. The brooms are next to the laundry, and cleaning products are visible. Sweeping and mopping of the kitchen and lounge, hallways: This needs to be done a few times a week Disposal of rubbish and compost: If the bins are full please help put them away in the rubbish bins provided outside. ( Yellow bin for recycling is found near the back washing . line. Compost bins are found at the backyard and front. PLEASE ONLY PUT VEGETABLE & FOOD SCRAPS in there, anything else will attract rats and animals! Any meat and bones should be put in the freezer and thrown out on Wednesday night. Re-use any plastic bags you can when putting bones in the freezer. Please also help put the bins out on a Wednesday night where possible. Ensure you clear out any old items on your shelf and also the freezer before putting the bins out.
