Independent studio, calm, view !!!

We live in a small house in Nice on the heights of the beginning of the Grande Corniche, a little away from the center and close to transport (7 minutes walk from the tram and 12 minutes walk from the trains from Riquier station). The accommodation is an independent studio of 20m2, with equipped kitchenette and private shower room, quiet, sunny and with a breathtaking view. Possibility of a second bed in a very comfortable folding bed (slatted base). Ideal for students of the University of St Jean d'Angely (less than 10 minutes walk). We love music, films and speak English and Italian.
Arrival time: from 4 p.m. Departure time: 10 a.m. Guests are allowed to smoke OUTSIDE and are asked to throw their cigarette butts into the ashtrays intended for this purpose. They cannot receive other people in the studio without our agreement and are asked to respect the neighborhood and the premises as if they were in their own home, avoiding overconsumption of electricity and water. Use of the washing machine is authorized for stays of at least one week. Otherwise, the supplement is 7 euros per wash. Please take the trash cans to the street regularly and not leave them in the studio upon departure. Please also clean the dishes that are used. Cleaning is not included in the price offered. Therefore, since I do not have a service person, like in a hotel, a minimum of maintenance is required. This is also the reason why I no longer accept animals. Following a very bad experience recently, for reservations of two weeks or more, a refundable deposit of €350 is required. Thank you for understanding.
