This main floor level home in Vancouver has 3 private guest bedrooms. The house is only 15 minutes from the airport and 20 minutes to downtown Vancouver by car. Public transit is also convenient as there is a bus stop right in front of the house that will take you to downtown Vancouver. There are also buses nearby to take you to other areas of the city. If you would like to know the distance to a particular place you will be commuting to, I'd be happy to provide that information. You will have shared use of the kitchen, dining room, living room, two bathrooms, laundry, and backyard. CLEANING. The host helps maintain the cleanliness of shared spaces on a daily basis. A cleaning service is also hired to deep clean the shared spaces once every two weeks. The guest is expected to help in keeping shared spaces tidy by: ~ Wiping down the counters and stove after use. ~ Removing food scraps from any dishes you use and placing the dishes in the dishwasher. ~ Washing any pots or larger dishes that you use. ~ Disposing of garbage, food scraps and recycling in the allocated bin. Cleaning supplies are provided. KITCHEN. The kitchen is fully equipped with everything you'll need. In terms of appliances, there is a stove, oven, fridge, freezer, microwave, kettle, toaster, air fryer, waffle maker, slow cooker... Pots and pans, dishes and silverware... oil, spices, soy sauce, condiments, etc. are all available for use. LAUNDRY. There is a washer and dryer on site. Laundry detergent, bleach and dryer sheets are available for use. There is no additional charge for the use of the laundry. The shared spaces are shared with: ~ Myself, a mom, traveller and accountant; ~ Luca, my 5 year old son, who spends most of his awake hours at school / childcare (8am-6pm) and asleep by 8pm; and ~ Potentially another guest or two.

1. NO PARTIES. 2. NOISE LEVELS. Please be respectful of others and use earphones or a headset where appropriate, ie/ listening to loud music. 3. CLEANING. If you need help using the laundry, please ask. I'm always happy to help. 5. TEMPERATURE. Please do not adjust the thermostat for the entire house on your own. If you have concerns about the temperature please discuss with me and I will do my best to accommodate. The house has a forced-air heating, ventilation, and air conditioning (HVAC) system. Air is pushed throughout the home via fans and a duct system based on the thermostat temperature settings. Each room has an air duct that can be adjusted to be opened and closed; you may adjust this as you wish. A portable heater and fan are available to adjust the temperature of your private room. Extra blankets and pillows are also available upon request. 6. SMOKING. Smoking including cigarettes, cigars, cannabis, vaping, or e-cigarettes, are considered smoking and are prohibited in suite or on property. Please smoke off the property. 7. ILLEGAL SUBSTANCES. Possession and or use of illegal substances is strictly forbidden. 8. PETS. Possession of animals on premise is forbidden due to allergies. 9. GUESTS / OVERNIGHT OCCUPANTS. Daytime visitors are to be accompanied by the guest at all times. No overnight visitors are permitted. No additional occupants are permitted. 10. ACCESS. A. The other bedrooms in the house are restricted access and not to be accessed by the guest or visitors of the guest. B. The host may enter the guest’s room without prior written notice if i. there is an emergency; ii. the guest allows it; or iii. the guest has abandoned the premises. C. The host must give the guest 24 hour written notice to enter the guest’s room to: i. conduct an inspection; ii. to make repairs; and iii. to take necessary steps to control pests.
