We maintain a mutual agreement with the complex, necessitating that all guest communication be conducted exclusively through the Homestay platform. - This arrangement enables our team to effectively liaise with the complex on your behalf. - Any breach of this agreement will result in immediate termination of your reservation, and NO REFUND will be issued. 2) Violation Penalties: - To maintain a peaceful and respectful atmosphere within our premises, we have implemented strict penalties for violations such as smoking, noise disturbances, and improper disposal of trash. - In the event of any violations, a penalty of $500 per infraction will be levied. We kindly request your utmost cooperation in adhering to these regulations. Please familiarize yourself with these rules to ensure a smooth and enjoyable experience at Haus Inclusive. 1) Communication with Hosts (Locals): - Local residents of New York must engage in communication with the hosts before making a booking. - This measure is in place to prevent fraudulent bookings and ensure the safety of all guests. - In the event of non-compliance with this policy, hosts have the right to cancel the reservation on behalf of the guest. - Such cancellations will follow our 'Strict Cancellation Policy,' resulting in NO REFUND. 2) Additional Guest Charges: - A $30 per night charge will apply for each registered guest on the Homestay platform. - For non-registered guests, a fee of $250 per night will be charged. - Please refer to the details regarding unregistered guests below. 3) Early Check-Ins: - Early check-ins are not guaranteed, and it is at the discretion of the host to approve check-ins before 2 pm. - An accepted booking request does not imply approval for early check-in. - Please send us a message to request early check-in. - No persons are allowed on the premises unless they are included in the GUEST COUNT and have provided their FULL NAME. - To comply with community policy and security requirements, hosts require the FULL NAME of all guests listed, even if they are not staying overnight. - Violation of this community policy will result in a charge of $250 per night per unauthorized guest or removal of all guests without a refund, and reviews will not be allowed. No exceptions. 4) Reviewing House Rules and Information: - Guests are expected to read and understand all the HOUSE RULES, HOUSE DESCRIPTION, and HOUSE MANUAL thoroughly before arrival. - In case of any misunderstandings or the need for clarification, guests must verify with hosts before arrival. - Failure to adhere to the policies outlined in the house rules may result in strict refund and cancellation policies, as expressed in the rules, and reviews will not be allowed. - By accepting the booking, guests agree to abide by all these conditions. 5) Same-Day Bookings: - In the case of same-day bookings, guests are required to allow hosts TWO HOURS from the time of booking to prepare the house. 6) Self-Check-In Guideline: - Guests can find the self-check-in guideline on the Homestay profile. - By using self-check-in, you agree not to contact the Homestay host before reading the house manual and house rules. 7) Late Checkouts: - Late checkouts must be approved by the management team on the HOMESTAY PLATFORM before 11 AM. - If guests stay past the 11 AM checkout time without approval, they will automatically be charged for the next night's stay at the listing's FULL PRICE, PLUS A LATE CHECK-OUT FEE OF $200. - Any violation of these policies resulting in the cancellation, delay, or discount of the next guest's check-in will hold the reservation owner financially responsible for any loss. - Hosts are strict about the 11 AM CHECK OUT time as it can cause delays for following guests and incur additional cleaning fees to reschedule the cleaning team. - Our cleaning team will begin cleaning and inspecting the room at 11 AM. 8) Unauthorized Overnight Stays: - Unauthorized overnight stays are defined as guests remaining on the premises after 11:00 AM. - If guests exceed this timeframe by more than 2 hours, which is 1 PM, they will be charged as much as TWO TIMES THE NEXT NIGHT'S STAY AT THE LISTING'S FULL PRICE, PLUS A LATE CHECK OUT FEE OF $200. - Any stay beyond 1 PM is considered an UNAUTHORIZED OVERNIGHT STAY and will result in a fee of TWO (2) times the next night's stay at the listing's FULL PRICE, PLUS the late check-out fee of $200. - This penalty is enforced to deter violations of house rules and any disruptions to future reservations. 9) Late Check-In Fee: - A $200 late check-in fee applies to arrivals after 9 PM. To avoid this fee, please contact the host in advance. 10) Children and Infants: - Children and infants will be counted as one headcount and treated as adults. - This policy also applies to unauthorized guests, resulting in a charge of $250 per child or infant in case of unauthorized guests. Please familiarize yourself with these policies to ensure a pleasant stay. 1) No Parties and Noise Violations: - The complex enforces a strict no-parties/noise violation policy for all residents, including Homestay guests. - Any guest found to be hosting a party, causing noise disturbances, damaging the unit, disrupting the property, or having gatherings with extra guests not reported in the initial booking will be considered in violation of these rules. - Violators will be subject to a fine of $500 and an additional charge of $250 per unauthorized guest per night. - In addition, the reservation will be terminated immediately without any refund, and local law enforcement will be contacted promptly (located just 10 minutes away from the property). 2) Hosting Events: If you plan to host an event, such as a wedding, graduation, proposal, or anniversary (not a party), please contact the host before making a booking. 3) Party-Related Cleaning Fees: - Guests found to have hosted a party without host permission that results in extra cleaning will be responsible for an additional cleaning fee of $250 per night. - In the unfortunate event of disruptions alerting neighbors, guests will be asked to vacate the property immediately without any refunds. - Guests involved in such incidents will not be allowed to leave a review. By booking the listing, guests agree to these terms. 4) Definition of a Party: - A "party" is defined as any of the following: > (1) Inviting unauthorized guest(s) who are not listed or provided with FULL NAME on the Homestay platform to the property. > (2) Socializing with more than 3 PEOPLE. > (3) Engaging in loud activities after the quiet hour, which is 10 PM. > (4) Receiving complaints from neighbors. Policy Details: - Representation on Homestay App: All guests must be accurately represented in the Homestay app under the reservation. This includes providing the full name of each guest. - No Unauthorized Guests Allowed: No persons are allowed on the premises unless they are included in the GUEST COUNT and have provided their FULL NAME. - Full Name Requirement: In accordance with Homestay's community policy and for security purposes, hosts require the FULL NAME of all guests listed in the reservation, even if they are not staying overnight. - Violation Consequences: Any violation of this community policy will result in a charge of $250 per night for each unauthorized guest. Furthermore, guests who bring unauthorized guest(s) will not be allowed to leave a review, without exception. - Immediate Evacuation: Hosts reserve the right to evacuate all parties immediately if unauthorized guest(s) are found on the premises. Local authorities may be called in such situations to ensure the safety and security of our property and guests. - We appreciate your cooperation in adhering to our Unauthorized Guest(s) Policy, which is designed to maintain a safe and enjoyable environment for all our guests. However, please be aware that you must move your car daily to avoid receiving tickets due to street cleaning. Street cleaning times are indicated on signs located on each side of the streets. Any parking tickets incurred due to negligence in moving your vehicle daily are the sole responsibility of the guest and not the host. - Paid Backyard Parking: For added security and convenience, we offer a paid backyard parking option at a rate of $100 per day. This option includes a provided key for access to the parking spot, which must be returned at check-out. While the parking area is gated for security, please note that there is no overhead protection for vehicles. If you have a valuable car, this option may be suitable for you. However, it's important to understand that Haus Inclusive does not take responsibility for any lost or broken items while your car is parked in the backyard. Additionally, if you happen to lose the provided key at check-out, a replacement fee of $100 will be charged. We also offer an Airtag attached to the key for added convenience and tracking. LOST ITEM RESTOCKING FEE: For missing, damaged, or broken items: - There's a $100 lost item restocking fee per item, plus the cost of the original item for replacement. We're here to make your stay enjoyable. —————— TRASH & RECYCLING —————— To maintain a clean and eco-friendly environment, kindly adhere to these guidelines: - Dispose of your regular and recyclable trash in the bins provided in the kitchen. - If you have large items that don't fit in the kitchen bins, you'll find larger trash bins in the front yard, located on the left side of the front door when viewed from the front gate. - Comply with local recycling regulations by placing paper and glass bottles in the dedicated blue recycling bin located in the front yard, next to the front door. If you don't find enough towels or linens upon arrival, check the dryer or contact the host. - Used towels and bed sheets can be placed on top of the glass desk in your room so that wet items won't damage rugs or wood floor at checkout. Indoor smoking may result in a $500 odor removal fee, plus a daily $250 smoking fee. - Wash Dishes: Kindly wash your dishes after use to avoid a $250 fee for each incident. - No Shoes Inside: No shoes should be worn inside the property. Repeated violations may lead to immediate removal and a $250 extra cleaning fee. - No Furniture Rearrangement: Avoid rearranging furniture to prevent a $250 furniture rearrangement fee. - Consumables Disclaimer: Occasionally, previous guests may leave consumables like condiments or snacks. If you attempt to have something delivered to this address, it will be rejected by the housekeeper, and we are not held responsible for its whereabouts. —————— FRONT DOOR ACCESS —————— - Facilitating Cleaning Team Access: To facilitate efficient and smooth access for the cleaning team, the front glass screen gate of the property shall be kept open during their scheduled visits. Guests and hosts agree on all terms of Homestay policy, which means all guests should have working phone numbers. Failure to provide a working phone number may result in reservation removal without a refund and no ability to leave a review as it is considered a fraudulent account. - Policy Violation Reviews: In cases of (1) third-party bookings (2) fraud (3) violation of house rules (4) usage of fake identity (5) denial of ID verification, guests cannot leave retaliatory or negative reviews as the case is considered as fraud. —————— SECURITY & SAFETY —————— - Entrance Door Lock: Guests must leave the entrance door locked for security issues whenever they depart or arrive. - Age Requirement: For legal liability and other contractual obligations, you must be 21 or older to book, no exceptions. No one under the age of 21 is permitted to book or stay on the property unless accompanied by someone 21 years or older. Persons under the age of 21 must be accompanied at ALL TIMES by a person 21 years or older, no exception. - Illegal Drugs: If guests are suspected of carrying and/or using federal level illegal drugs of any kind, local authorities will be engaged, and guests will be asked to vacate the property immediately due to illegal activities. The reservation may be canceled, and a refund awarded in accordance with the cancellation policy. - Background Check: The building requires a background check for all people who stay. Guests are responsible for following the rules. If a guest does not pass the criminal background check, the reservation may be canceled, and a refund awarded in accordance with the cancellation policy. The building will keep the information provided by guests for 2 years for security purposes and will destroy all privacy information after 2 years to protect privacy. - Security Cameras: There are surveillance cameras at the FRONT YARD, BACKYARD, KITCHEN, ENTRANCE, BASEMENT, LAUNDY ROOM for your security. Guests must not remove, block, or relocate the security cameras. Violation of this may result in a $250 security breaching fee per night for not following security policy. —————— FINANCIAL RESPONSIBILITY —————— Financial Responsibility: Guests must accept financial responsibility if they violate any portion of the house rules, leading to the need for a refund or discount for the NEXT GUEST(S) affected by any non-compliance with house rules. In addition, if any violation of these policies results in the cancellation or delay of the next guest check-in, the owner of the reservation will be held financially responsible for any loss. —————— CONDUCT & REVIEW —————— - Goodwill Booking: Guests agree that they are booking in goodwill with a host and will not attempt to damage the host's business because they are not happy with Homestay or the host in the event of any dissatisfaction during their stay or if they lose their resolution. - Violation Consequences: If somebody violates any portion of the house rules, it will be grounds for immediate termination of the reservation without any refund, and the guest will not be allowed to leave any review. Police and other local law enforcement will be involved immediately, and guests who violate these house rules will be reported accordingly. Violations of house rules are grounds for removal from the property without any refund and no ability to leave any review.
