It is fully furnished with a modern double bed, super-comfy mattress, a wardrobe, bedside table, chest of drawers, a compactly useful desk and chair. It further features an additional oil-free electronic climate control heater on top of the house’s central heating and a fire extinguisher. Beautifully presented, with a convivial look and neutral decor throughout, this well-located double sized room is ready to welcome you immediately.

YOU MUST ACKNOWLEDGE THAT: Please make sure your profile displays a full-face photo of yourself Same-day booking time limit: no later than 04:00 PM Check-in time is 6PM - 10PM. Checkout by 10AM. Location not suitable for children and infants. No pets accepted. No parties or events. The guests must pay the price/remaining balance on arrival via PAYPAL as personal/private payments only or via REVOLUT. PayPal BUSINESS payments are NOT accepted. Any Revolut payment must be made in British Pounds (GBP / £) only. Payments in Euros (€) or other European/Worldwide domestic currencies are NOT accepted via Revolut. For alternative payment methods, please refer to rule (R) of the House Rules below. Amenity limitations - Guests should wait for several seconds for the toilet cistern to refill after flushing before showering. No parking on property - Parking is on-street and free during the evenings / weekends only. Potential for noise - NONE at All. Must climb stairs - A flight of stairs. Some spaces are shared - Bathroom only IMPORTANT. This set of House Rules is mandatory, so please do read them carefully in conjunction with the rest of the listing description. (A) The guests are accommodated in my private residential house in a respectable and very residential area. This is a homestay accommodation, so please do not treat my place as a B&B or hotel because it is not. (B) Gatherings are not accepted in the house, room or garden and therefore, strictly, any visitors to the Homestay guests are not allowed in the property without prior permission during the daytime, and the visitors' access to the property is completely denied at night. Protecting the privacy of all my Homestay guests and also keeping them safe and happy are my main concerns. (C) Further to (B), only the Homestay registered/approved guests of the ORIGINAL BOOKING are allowed to stay in. As a result, any overnight or unregistered partners/friends would be banned from entering the property. If the Homestay guest can foresee such a circumstance, it is highly advisable to book the room for two people instead of one person. (D) As a matter of common courtesy, whatever booking method you will use (a booking request or an instant book), please be kind and provide some basic trip information such as: (1) Where you are from; (2) What brings you to London; (3) Whom you are coming with; (4) When you think you’ll arrive; (5) Whether you have been vaccinated against Covid-19; (6) Whether you are currently experiencing any Covid-19 symptoms; (7) Whether you tested positive to Covid-19 in the last 48 before the check-in; (8) Whether you were asked to self-isolate during the last 48 hours before your check-in. The failure to provide the full name of the guest’s companion will attract the instant cancellation of the booking. (E) There should be at least one basic communication between the host and guest PRIOR TO the check-in during which the guest is expected to disclose the details requested in paragraph (D) above and to raise any questions concerning the current set of rules. (F) In terms of last-minute or same-day reservations and subject to exceptional circumstances, if a guest stays silent immediately after a successful booking or fails to communicate, in a timely manner, with the host in order to circumvent or breach these rules, the booking is going to be instantly cancelled. (G) Further to (F), the guest is expected to engage in a host-guest conversation in a reasonable time which is, from the previous experiences, less than one hour from the host’s first message. A delay longer than one hour in replying to the host’s first message will automatically attract the cancellation of the booking as fait accompli is not tolerated. (H) Any early check-in or late checkout must be agreed on right at the outset. Late checkout favours asked later on during the stay are rarely granted. (I) Any use, either personal or commercial, of the postal address of my place is completely prohibited. The OVRO registrations are banned as well. Should any guest wish to receive post, there are two Post Offices and a mail Delivery Office less than a mile away from my place where any mail can be sent and held on behalf of the guest. (J) Hanging around in front of the building during the late-night hours is not a good idea. The guests might get complaints from neighbours and just end up either in a Police Station or a court of law or both for public nuisance. (K) Further to (J), there are four pubs and an Italian restaurant less than ten minutes away from my place where the guests could enjoy good food and lovely evenings with or without live music until very late at night. For additional reference, please check on any search engine the following: The Bell Walthamstow, William Morris Bar, The Duke E17 and the Flowerpot Walthamstow alongside La Cafeteria Restaurant. (L) So long as no cleaning fee is charged, the bathroom and kitchen must be kept clean at all times. It would be highly appreciated if the guests could also maintain the cleanliness of both the room and all shared areas. COVID-19 UPDATE: There are NO COOKING facilities during the pandemic. (M) In terms of doing chores such as laundry or cooking AT NIGHT (after 10:00 pm), I would be deeply grateful if they can be avoided as much as possible to none. Sound travels well in these London townhouses and other guests or neighbours can hear everything, so please be considerate and keep the noise to a minimum. COVID-19 UPDATE: There are NO COOKING facilities during the pandemic. (N) The cooking should be focused to a single simple dish done in between reasonable hours. Also, both the cooker and kitchen must be left behind in a proper clean state, tidy and in good order. COVID-19 UPDATE: There are NO COOKING facilities during the pandemic. (O) The time when the bathroom is engaged/held busy and the overall use of the bathroom must be reasonable without affecting the others. Also, the property’s water consumption is metered so a bit of consideration would be welcome and beneficial. (P) As to smoking, please note the following: (1) The agreed smoking areas are the Kitchen and Garden. (2) Any other stuff except tobacco is NOT welcome. (Q) As regards getting to the location, if directions are necessary, please do not hesitate to ask for. Also, please provide, in full, your travel and arrival details, for instance rail & underground stations, ports, airports, etc in order to obtain pertinent pieces of advice. (R) Any other different matters, requests or favours not covered by these rules should be either asked or discussed and agreed on from the outset and before the guests’ bookings or check-ins. (S) Any abnormal or deviant behaviour (or requests) will be reported to both the Homestay and Police. And please, do not slam the doors around the house. (T) For the sake of clarification, (1) Reasonable is defined by the Oxford dictionary as “fair, practical and sensible; acceptable and appropriate in a particular situation”, and (2) Fait Accompli as “something that has already happened or been done and that you cannot change”. Moreover, OVRO means the Overseas Visitors Records Office. (U) Thank you very much indeed for your co-operation. In the end, it is just a matter of RESPECT, hopefully mutual!
